That contradiction matters because housing gets treated as one national market even when conditions run in very different directions by region. A single national number can bury what is happening on the ground, leaving buyers and sellers with a story that may not match the market in front of them.

Jon Brooks is a Florida broker whose firm works directly with builders across Northeast Florida. He explains what the regions that built heavily during the boom are now showing about the national shortage debate and why the same housing story can look very different from one market to the next.
