3 Unique Home Features Can Attract Buyers and Trigger a Sale

U.S. home sellers aren’t used to tough real estate markets in recent years, but 2025 is turning out to be a tough nut to crack.

Home sales were down 4.9 percent in January, with the current median home price of $396,000 representing a 4.8 percent rise from January 2024, according to the National Association of Realtors (NAR). That’s the 19th consecutive month seeing an increase in year-over-year home sales prices, and frustrated buyers seem like they’ve had enough.

"Mortgage rates have refused to budge for several months despite multiple rounds of short-term interest rate cuts by the Federal Reserve," said NAR Chief Economist Lawrence Yun in a news release. "When combined with elevated home prices, housing affordability remains a major challenge."

With housing costs continuing to soar upward, home sellers might expect a tough market throughout the rest of the year.

“The U.S. housing market is likely to remain largely frozen through 2025. Some growth is still expected, but at a very subdued pace of 3 percent or less,” noted JP Morgan in a recent research note. “Demand—often understood through existing home sales (EHS)—remains exceptionally low. And though housing inventory is creeping back up, it remains below the historical averages.”

Three Home Sale Enhancers for Creative Buyers

A “frozen” real estate market is a big problem for homeowners looking to sell their properties as soon as possible. One potential solution is to offer reluctant buyers eye-catching home features that get those buyers off the fence and into a contract.

“Buyers are looking for uniqueness and not what you usually find in Home Depot,” said Laura Barrera, a Miami Beach-based luxury and lifestyle real estate associate at Douglas Elliman and Siddons Group, in an email to NTD. “In Miami’s luxury market, standard developer finishes rarely close the deal even with great staging.”

That’s where sales-generating home features can seal a deal.

“Today’s home buyers want custom, architecturally significant homes with high-end design, bespoke details, and integrated wellness features,” Barrera said. “A growing segment is also looking for healthy homes built with eco-friendly, non-toxic materials supporting sustainability and well-being. Smart sellers are upgrading key amenities that increase desirability and drive more offers, making their home irresistible before testing the market.”

These unique home features can attract skittish buyers and help them get a sale across the finish line.

1. Outdoor living spaces. Homebuyers are instinctively drawn to well-put-together patios and backyard entertainment spaces.

“I've learned that well-designed outdoor living spaces with fire pits, covered pergolas, or specific entertainment areas with weather-resistant TVs make all the difference,” said Levi Rodgers, co-founder at Va Loan Network in Texas via email to NTD. “Such features create a strong emotional connection because they enable buyers to vividly imagine having fun with family and friends, and the home is made move-in ready and uniquely desirable compared to other homes without lifestyle-focused features.”

2. Unique water experiences. Traditional pools still resonate with amenity-minded home buyers, but those buyers are looking for more these days.

“Saltwater or ozone pools are popular, as more buyers are ditching chlorine and going for long, modern pools with dark pebble or polished marble interiors,” Barrera said. “Wellness spaces and cold plunge therapy units do well, as do infrared saunas and steam rooms.”

3. Smart home and security systems. Homebuyers still want to protect their families in a digital, new-aged way. “Today’s buyer wants automatic lighting, climate control, and biometric security features,” Barrera added.

Value remains a key component when evaluating a home and can help trigger a deal. “Features like security systems with intelligent security integration features make a huge difference to buyers because they speak to emotional convenience and comfort, and the home's worth is instantaneously increased,” Rodgers said.
